"Hallelujah and praise GOD ALMIGHTY - I got the wire!" Another Coeur d'Alene Idaho Real Estate Success Story!

I had to chuckle when I saw this email subject line from the escrow officer on my latest transaction:

Hallelujah and praise GOD ALMIGHTY - I got the wire! 

That was the perfect way to sum up the most difficult real estate transaction I have had as a buyer's agent.  It was an ordeal of monumental proportions, like the perfect storm of challenging conditions: a short sale, a looming deadline for the $8000 tax credit, an irrational seller, and out of control tenants. 

Mike and KatieWhat a journey we had! We submitted our offer back in January.  Mike and Katie had lost out in competitive bidding situations with two other homes before finding this one.  Love at first sight, the home was PERFECT! 

Every short sale situation is different, but after checking the facts on this one, I believed it would work out for them, and in time to claim the tax credit.  Our offer was accepted by the third party creditor in time, but then the flood gates of disaster opened. 

Our seller was making demands of the lender.  He was also making demands of us - although the deadline to close was May 21, he wanted to collect a full months rent from his tenants.  We walked on egg shells to keep him from torpedoing the deal.  If this home didn't close, Mike and Katie would lose out on the tax credit they needed in order to purchase a home.  At one point he emailed me to tell me I made him gag when I asked for the damage deposit to be credited to the buyers at closing since they were inheriting the tenants... 

Never give up!  What we all know is that some things are just out of our control.  As much as I would have loved to tell this guy to go jump in the lake, Mike and Katie needed this transaction to close.  So I bit my tongue and pressed forward, determined to do everything within my power before conceding defeat.  Last month I posted a little bit about his misplaced hostility towards my buyers.

Mike and Katie's new homeNext, the appraisal came in, with good news and bad news.  It was about $20,000 more than the purchase price!  But HUGE problem - the appraiser rated the home as below average, which wouldn't fly on an FHA loan.  The reason -  the house was ABSOLUTELY FILTHY!  The home would have to be cleaned satisfactorily and some repairs made, and re-inspected by the appraiser, then re-submitted to the underwriter for approval before we could close.  We were able to get a one week extension on the closing date in order to satisfy the appraisal, but the seller would only agree to the extension if we signed an addendum saying, among other irrational things, that he had the right to sue them if they didn't go through with the purchase for any reason.  The new deadline to close was still nearly a week before the tenants would be vacating the home. (And the question remained, WOULD they actually vacate...) We found that there were 5 adults, 8 kids and 3 huge dogs living there....

In the end, the listing agent and I each chipped in to bribe incentivize the tenants to leave 5 days early.  Mike and Katie also bit their tongues, and helped the tenants move out when we discovered they were still in the home past the time they agreed to vacate, and then cleaned up their awful mess prior to the appraiser's re-inspection.  Mike and Katie's lender, Kevin Garasky at KMG Mortgage Group, paid for the carpets to be professionally cleaned. 

In the end, and under the wire, on pins and needles, the re-inspection was submitted to the underwriter.  And then came the email from our escrow officer, Crissy Lowe at Pioneer Title, who herself had been put through the ringer, that said it all -

Hallalujah and praise GOD ALMIGHTY - I got the wire!

Coeur d'Alene Local Writers Competition - A 22 Year Tradition and I'm in like Flynn!

When I had initially written the entry "Creative Calisthenics for the Nerd in Me," I wasn't sure if I'd be able to procure one of the 20 spots for the writer's workshop (in its first year) that accompanies this year's Coeur d'Alene Local Writers Competition (in its 22nd year).  However, I'm happy to announce that my name is on the list and I'll be putting some polish to my prose.

I want to thank all those who have been following ilovecda.com on FACEBOOK and TWITTER.  You guys are the greatest and I'm having so much fun, I can hardly believe it!

City of Coeur d'Alene to offer Co-ed Adult Dodgeball League - Bring on the Fun!!!

Dodge, Duck, Dip, Dive and ... Dodge!

As if a bunch of kids running around their grammar school gym ducking dodgeballs and trying to avoid bloody noses wasn't enough, the City of Coeur d'Alene is going to be offering an Adult Co-ed Dodgeball League.  Yahoo!  Can you tell I'm just a little excited?

This local fascination began a few months ago when the City of Post Falls offered a tournament and the turnout was stellar to say the least.  Yours truly participated in said tournament and I didn't know it was actually legal for grown adults to have this much fun.

Since that time, however, I have joined a league with the Lovely Husband (on right in this photo) and it has become a family affair - my parents watch the Lovely Daughter on the sidelines and my baby girl (who will be four years old at the end of March) screams, "Go Mama!  Knock their blocks off!"

Ah!  I love that the competitive juices are flowing already through her precious veins!

Registration for co-ed dodgeball with the City of Coeur d’Alene will begin February 1st and go until March 5th. You must be 15 years of age or older. The team fee is $80.00 and includes an end of the season tournament. For more information, call the Recreation Department with any questions at 208-769-2250.

An Ode to Snow...

Elusive snow, where have you been?
Though I have fond memories of you in my dreams,
you stay aloof of my wandering schemes.

Before now, when just a girl,
I laughed and scoffed at your blustery world.

But now, tis January and I just want to know,
excuse me - if you will - but where in the HELL did you go?

I look out my window and sigh at what I see:

Several of you have noticed my absence from the rain - I thank you all for your e-mails and inquiries on Facebook.  Allow me to write from the heart... I've been taking some time.

Time to evaluate what's really important in my life.  Like:

Time to spend with my lovely daughter who will be 4 years old at the end of March.

Time to spend with my lovely husband who works like a fool so I can spend most of my days with our daughter.

Time with my Mum and Dad who recently relocated to North Idaho in order to be near us (it only took several years and the birth of their first grand-child to do it)!

Time to spend with my lovely mother-in-law (loveliest woman on the planet, without question) as her health fades and time with her only grand-child becomes more limited.

Time to spend on a new passion of mine called ilovecda.com --- a little identity of myself away from the world of home finance; where I can feel free to write as I would, poke fun at myself, and just have a good time living in God's country, aka: Coeur d'Alene, Idaho.

But, I wanted to let you know that we are still here.  Times are tough, that is for sure.  And I will make no false pre-tenses to say business is going along swimmingly.  But we are still here.

I am happy to announce that we just received our SECOND HUD approval- almost unheard of with a Mom-and-Pop office like ours.

In fact, current events in the mortgage industry have placed mortgage professionals in a more heavily regulated environment than ever before. The subprime meltdown, increasing foreclosures, industry fraud and other financial market troubles have placed the mortgage industry in a position of intense review, revamping and regulation. While it has always been at the heart of most legislation, the issue of consumer protection has come to the forefront of industry expectations.

Adherence to federal and state laws, an eye for detail in the origination process and commitment to principles are great ways for mortgage professionals to protect themselves and their customers. By being well informed and conducting business in a manner than inspires confidence, lean times are less of a concern for savvy brokers and originators.

I wish you all the best, especially at this time of year where time with friends and family is most important.

New local blog taking Coeur d'Alene by storm!

New local blog taking Coeur d'Alene by storm!

There's a new local blog called ilovecda.com and in it's short time on the web, it has managed to collect quite a following.  In a few short months it has managed to amass almost 500 fans on Facebook (without any paid advertising) and has regular visitors that peruse (aka: pa-rooze) the site and it's many photos of people, places and dogs around Coeur d'Alene.

The author likes to mention that ilovecda.com is written by a local, for locals and is about "Life in Coeur d'Alene".  She's witty, sarcastic and doesn't refer to her family by name?  Why?  Paranoia.

How do I know all this?  Because it's mine and I'm having a blast!  Activerain was a catalyst for ilovecda.com when I started to write about local going-on's and traffic to our mortgage website started to soar!  Not to mention all the phone calls we got.

GOOD NEWS: A side-project of mine makes it to the front page!

Community RootsFor those of you who have been reading my blog for any length of time, you know that an organization named Community Roots is close to my heart.  Besides just being started by my sister-in-law and a friend of hers, Community Roots is a non-profit group here in Coeur d'Alene that takes fresh produce and delivers it to local food banks, soup kitchens, and other emergency assistance facilities.

In the past 2 years, Community Roots has delivered over 7,000 POUNDS OF FOOD to people who need it.

Well, this past Saturday, a side project of mine, one that will partner with Community Roots to feed those in need, made it to the front page of the Local Section of the Coeur d'Alene Press.

Coeur d'Alene is going to have a community garden - called, A Shared Harvest.  Several of us are working tirelessly behind the scenes to make this happen, but this is how it is going to work:

  • If you garden and want to grow fresh produce for you and your family (and lack the space to do it), you can sign up for a plot at A Shared Harvest.
  • 50% of the yield from every plot will be donated back to the Coeur d'Alene community via Community Roots.
  • Also, two beds will be designated, specifically, for Community Roots and 100% of the produce grown on those two beds will be given back.

Coeur d'Alene has an AMAZING network of food assistance facilities available and, being on the Board of Directors for the Kiwanis Club of Coeur d'Alene, I get to see them at work.  Their dedication to our community is enviable and we all benefit from their generosity.

Shared Harest ... Coeur d'Alene Community GardenSo far we have a mountain of support from all across the community, including:

  • Kiwanis Club of Coeur d'Alene
  • Panhandle Kiwanis Club
  • Sorensen Elementary
  • Coeur d'Alene High School
  • Lake City High School
  • City of Coeur d'Alene (presenting at town meeting tonight, live on TV)

But, the garden will be more than just a place to grow fruits and vegetables.  Plans for the garden include a sensory garden for the seeing impaired, wheelchair accessible growing beds for those dependent on wheelchair assistance, and a shaded picnic area under four 100-year-old oak trees.

Remember when these were all you had to call home when you were on the road?  So do I, and interest rates are lower now than they were back when these were being phased out for touch-tone payphones.

The stock market improved today by more than 200 points.  Interest rates dropped.  Rates are loosely tied to what happens in the bond market.  What happened today is contrary to what usually happens.  Bonds and stocks usually move in opposite directions. 

You don't care why.  Take advantage of it.  If you're looking for a mortgage of any kind, 30 year fixed rates for the best borrowers (good credit, W2 wage earner) are back below 5%, with APRs in the low 5s, depending on your loan adjustments.

Okay.  You're the one person who actually wants to know why.  I'll tell you.  Today's auction by the Federal Reserve of $11 billion in 30 year bonds was mobbed.  Demand was high, so rates fell.  Buyers included foreign central banks buying through investor groups.

The point is, cheap money is available for purchase and refinance.  Call me, and let's talk.
